The roof of a building is often an overlooked but very important part of a structure. As well as protecting the internal walls, fixtures and fittings of the building, it must keep staff, equipment and stock dry and protected from the elements.
Once a roof starts to leak, internal fittings will be damaged, stock may be destroyed and staff disrupted leading to a loss in operating profitability. If left unchecked, the leak will lead to deterioration of the roof structure and internal fabric of the building. In many cases, building owners do not realise that there is a leak until damage is apparent.
Electronic testing is a quick and effective method of checking a flat roof area for holes or ascertaining where water is entering a roof. This can be carried out on most types of roofing membranes. The equipment used can detect a leak with pinpoint accuracy. Holes are then marked and can be repaired.
If testing a newly installed roof, we can confirm the integrity of the waterproofing membrane at a set date. This minimises any disputes concerning damage to a roof and speeds up handover.
On a leaking existing roof, a test can be carried out to identify water ingress areas. In most cases these can then be repaired thus giving longer service from the roof and offering significant savings over a complete roof refurbishment. Even if a leak is not evident, some building owners wisely choose to have their roofs periodically tested to ensure complete integrity and thus minimise the chance of ongoing costs.
